How Much Does a New Patio Cost in Cheshire? (2026 Price Guide)

A well-built patio is one of the best investments you can make in your home — it extends your living space, transforms how you use the garden and adds real value to your property. But how much should you expect to pay in Cheshire and South Manchester in 2026?

Typical patio prices in Cheshire

Based on current local rates, here's what a professionally installed patio costs per square metre, supplied and laid:

  • Porcelain paving: £100–£150 /m² — the premium choice: non-porous, frost-proof and almost maintenance-free
  • Indian sandstone: £80–£120 /m² — natural character and colour variation at a mid-range price
  • Concrete slabs: £60–£90 /m² — a budget-friendly option that still looks smart

So a typical 30m² rear patio in Wilmslow, Didsbury or Knutsford will land somewhere between £2,000 and £4,500 depending on the material and site conditions.

What affects the price?

Ground conditions and access. If your garden has restricted side access, everything comes through by hand — which adds labour time. Sloping sites may need levelling or retaining work.

The sub-base. This is where cheap quotes cut corners. A proper patio sits on 100mm+ of compacted MOT Type 1 stone with a full mortar bed — not spots of mortar on soil. Skipping this is why patios sink and crack within a few years.

Drainage. Building regulations require paving to drain away from the house. Falls, channel drains or soakaways may be needed, particularly on larger patios.

Waste removal. Excavating an old patio or lawn generates tonnes of spoil. Reputable contractors include licensed waste removal in the quote.

Porcelain vs sandstone: which should you choose?

Porcelain has become the most requested material across Cheshire, and for good reason: it doesn't stain, doesn't fade and doesn't need sealing. Sandstone offers warmth and natural variation that porcelain can't quite replicate, but it needs periodic cleaning and sealing to stay looking its best.

If you entertain a lot or want a low-maintenance garden, porcelain wins. If you love natural materials and don't mind an annual clean, sandstone is excellent value.
