How Often Should You Pressure Wash Your Driveway?

We get asked this a lot — and the honest answer is that it depends. A driveway under trees in a damp, shady spot needs cleaning far more often than a sunny, open one. Here's our guide to working out the right schedule for your drive.

The General Rule: Once a Year

For most driveways, an annual pressure wash keeps them looking good and prevents the build-up of moss, algae, and grime that causes long-term damage. Spring is ideal — you clear off the winter grime before the growing season gets going.

Factors That Change the Schedule

Shady vs Sunny

A driveway shaded by trees or buildings will stay damp, and damp surfaces grow moss and algae. If your drive is in shade, you may need cleaning every 6–9 months. A sunny, open driveway can go 18 months between cleans.

Trees and Overhanging Vegetation

If you have trees over your driveway, you'll get leaf fall, sap, and bird droppings — all of which stain and feed moss. Expect to clean more often, and consider pruning back overhanging branches.

Surface Type

  • Block paving: Annual — the joints hold moss and the blocks stain. Don't leave it longer than a year or the moss will start lifting the blocks.
  • Tarmac: Every 12–18 months — tarmac is porous and holds grime, but it's also softer, so don't over-clean it.
  • Resin-bound: Every 12–18 months — resin is low-maintenance but not maintenance-free. A gentle wash keeps it looking new.
  • Concrete: Annual — concrete stains easily, particularly from oil and tyres.
  • Indian sandstone: Annual — sandstone is porous and will green up in shade if left.

Traffic and Use

A driveway that gets heavy daily use will pick up oil, tyre marks, and general grime faster than one used occasionally. If you have multiple cars, or the drive is also used for bins and deliveries, lean towards annual cleaning.

Signs Your Driveway Needs Cleaning

Don't wait for a schedule — look at the surface:

  • Green or black algae on the surface
  • Moss growing in the joints or cracks
  • Dark oil or tyre stains
  • A generally dull, tired appearance
  • Slippery surface when wet (a safety issue, not just cosmetic)

If you can see any of these, it's time.

What Annual Cleaning Actually Does

It's not just about appearance. Regular pressure washing:

  • Removes moss and algae that would otherwise break down the surface
  • Clears the joints in block paving so they can be re-sanded
  • Removes oil and chemical stains before they penetrate deeply
  • Keeps the surface safe to walk on in wet weather
